NativeFusion also supports early coordination with Authorities Having Jurisdiction to identify permitting, planning, and regulatory requirements that may influence project scope or timeline.

By addressing feasibility, constraints, and opportunities early, owners gain a clearer understanding of project viability before advancing into more detailed development.

Design Development & Coordination

Monitor designs for constructability, cost alignment, and documentation consistency to reduce downstream changes.

As projects progress into design development, NativeFusion provides oversight and coordination to ensure planning efforts remain aligned with approved budgets, schedules, and project objectives. Our role is to monitor progress, facilitate coordination, and support resolution of issues that may affect constructability or execution.

Services during this phase include monitoring the design process, assisting with recommendations when warranted to help designs remain within budget, and coordinating project meetings to maintain alignment among stakeholders.

An Owner’s Representative is the owner’s independent advocate and central coordinator. Unlike designers or contractors, NativeFusion’s role is singular: ensure decisions, contracts, and construction execution stay aligned with owner objectives while enabling timely, informed trade-offs between scope, cost, and schedule.

PROJECT MANAGEMENT

.NativeFusion provides ongoing oversight throughout construction to help ensure the project remains on track. Project management services include reviewing and implementing testing procedures with the project team, developing and monitoring shop drawing review schedules, reviewing construction and procurement schedules, and monitoring construction progress through regular meetings and reporting.


NativeFusion also monitors Request for Information activity, administers progress payments, tracks actual costs against budgeted costs, and reviews project correspondence, change requests, and claim submittals. Recommendations are provided to the owner to support timely and informed resolution.

Contract Administration

Contract administration focuses on protecting the owner’s contractual interests while supporting fair and consistent project execution. NativeFusion ensures compliance with construction documents, specifications, and contract requirements throughout the project.

This includes reviewing and coordinating change requests, evaluating cost and schedule impacts, and assisting the owner in understanding contractual implications of project decisions. Amendments, exhibits, and attachments are reviewed and coordinated to support clear and consistent contract documentation. NativeFusion also ensures that procurement activities align with owner policies and procedures, supporting accountability and compliance.

Cost and Schedule Control

Cost and schedule control are essential to successful project delivery. NativeFusion reviews and refines project schedules as needed and evaluates cost estimates at appropriate phases against approved budgets and planning documents.

Before issuing a notice to proceed for construction, NativeFusion works to ensure the final cost estimate aligns with the owner’s budget and that the project schedule is accepted and properly incorporated into contract documents. Ongoing monitoring provides visibility into performance and supports early identification of variances, allowing corrective actions to be considered before issues escalate.

Quality Control Oversight

Quality control is integrated into Owner’s Representative services to support consistency, durability, and performance. NativeFusion oversees and reviews work performed to help ensure compliance with approved documents and established quality standards.

When issues arise, NativeFusion reviews and coordinates resolution efforts, supporting timely correction while maintaining alignment with project goals. This oversight helps reduce rework and supports long-term value.

Project Close-Out Services

As projects approach completion, NativeFusion supports all close-out activities to ensure a smooth transition to occupancy. Close-out services include coordinating completion of punch lists, monitoring system start-up and commissioning activities, reviewing record documentation, and coordinating final inspections.

NativeFusion also assists with coordination of warranties, guarantees, operation and maintenance manuals, final lien waivers, and applications for final payment. Owner occupancy is coordinated to ensure readiness and minimize disruption. Thorough close-out oversight helps ensure projects are completed properly and positioned for long-term operation.
